Do I need to have a REALTOR® lock box for showings?

You don’t need a REALTOR® lock box for showings. When you work with us to sell your home, we host homebuyer viewings of your property personally.

In Metro Vancouver, REALTOR® lock boxes or any lock boxes for storing keys have become less popular in recent years. Growing awareness of personal and property security has led to this shift. In other areas outside of Metro Vancouver, Lock boxes are still widely in use, especially in areas with longer travel times between properties.

In contrast, a REALTOR® lock box is often seen as a convenient option by busy real estate professionals because it doesn’t require aligning showing times with other agent’s schedules. At the same time, It is convenient to access keys on-site at the property for a buyer showing; it can be terribly inconvenient for the seller if a buyer’s agent arrives outside their appointment time and access the keys unexpectedly.

While modern REALTOR® lock boxes allow sellers to remove their keys when not expecting appointments, the system is not foolproof. Another reason why we prefer personally hosted showings rather than leaving keys in a lock box is It allows me to gain feedback and gauge homebuyers’ interest levels right at the showing rather than relying on their REALTOR® to remember and be honest about their buyers’ thoughts after the fact. Of course, I’d also rather be responsible for opening up, locking up and knowing your home is safe and secure after every visit.
