Because using the funds from the sale of your home towards your purchase determines how much you’ll borrow. This is different from buying and selling simultaneously because your purchase isn’t dependent on your equity from your sale. When just looking at purchasing a home, you’re better off working with your lender to determine your budget first, and then, you’re prepared when meeting with your REALTOR® with your budget in place; your agent can guide you to the suitable properties to consider.
