Are appliances always included when buying a home?

When you’re buying a home, appliances are not always included. It’s important to keep in mind that appliances may not always be included. While many homesellers include major appliances in the sale, be mindful of the contract negotiations. When it comes to major appliances, you don’t want any surprises later on.

In BC, our standard contract for lived-in homes excludes anything that’s not permanently affixed, wired, or plumbed into a property. So, if you want to ensure that your dream home comes with the appliances you need, make sure to negotiate this into your offer specifically. Even if the MLS® listing has appliances listed as inclusions, you should clarify this in your offer.

Although you can’t count on appliances always being included when buying a home when it comes to appliance negotiations, major appliances like fridges, stoves, dishwashers, and clothes washers and dryers are usually on the table. However, smaller appliances like microwaves, deep freeze-style freezers, and bar fridges are less likely to be included.

If the property you’re buying is vacant and there are no appliances on-site. The seller may intend to sell the property “as is” without installing appliances. This goes for new builds and presales, too. For instance, you may view a display suite with top-of-the-line appliances, but be aware that these could be for display only and may not be included in the price. On the other hand, an appliance package may be available for an additional cost.
