Removing TV brackets when selling your home might cause issues. Not just because you’ll have to patch the holes in the walls but because they may belong to the buyers as a fixture.

In general, anything affixed or attached to the home is, by default, an inclusion and should be left in place. A good rule of thumb is anything held in place by its weight can be removed. But if it’s screwed into the wall, it goes with the house when sold. On the other hand, the TV that hangs on the wall bracket is likely not considered an inclusion. The TV is only attached to the wall bracket; however, the wall bracket is attached to the property.

There’s a common misconception when selling that accessories fixtures such as TV brackets, wall scones, closet organizers and such can be removed. But this is only the case if these items are listed in detail in the exclusion. By default, anything attached to the home should stay with the sale. It’s essential to outline precisely how they’ll be removed or replaced. Will the walls be patched and painted? Will new fixtures be installed?
